Fire AMC for Warehouses in Dubai
A warehouse changes every week. Stock moves. Racks grow. Tenants come and go. Your fire AMC must be written with that in mind. This guide covers the contract side. It shows what to look for in the paper before you sign.
Pacific Power holds Dubai Civil Defence approval. For technical detail, read our warehouse fire protection maintenance guide. The general contract is on our Fire Annual Maintenance Contract page.
What Should the Warehouse Contract List?
Ask for a written list of every system.
- The alarm panel, detectors, call points, and sounders.
- Sprinkler heads, valves, and pipework, including high rack systems.
- Fire pumps, controllers, and water tanks.
- Risers, hydrants, and hose reels, where installed.
- Extinguishers across storage, loading, and office areas.
- Emergency lights and exit signs.
A system missing from the list is a system nobody checks.
What Should It Say About Changing Storage?
Racks and stacked goods can block sprinkler spray. They can also block exits and extinguishers. Ask how each visit deals with this. A good report notes blocked heads and blocked access. Read our post on warehouse racking and fire protection compliance for background.
Who Maintains Shared Systems in a Multi Unit Warehouse?
Many warehouses share a pump room or a main alarm panel. Several tenants may rent units under one roof. The contract should say which systems are shared. It should also say who pays for them. Your lease is the first place to check.
What Does a Visit Include?
The technician tests the alarm and reviews the panel. Sprinkler heads and valves are checked. Pump readings are noted. Extinguisher tags and gauges are read. Faults are written in the report. See our guide on where to place extinguishers in a warehouse for layout tips.
We handle expired extinguishers through our extinguisher service.
What Should the Report Show?
Ask to see a sample report. A useful report shows what was tested and what failed. It shows the date and the technician. It lists repairs and a quote for them. Keep every report. They form your maintenance record.
Which Contract Terms Should You Check Before You Sign?
- The list of systems and where they sit.
- The number of visits each year.
- How reports reach you, and how soon.
- Who refills or replaces extinguishers.
- How a fault is quoted and approved.
- The notice period to end the contract.
Ask for these in writing. A clear contract is easier to follow and easier to defend.
How Do You Get a Free Quote?
- Send us the warehouse location and size.
- List the sprinkler, pump, and alarm systems.
- We send a free quote that matches your list.
- You approve the contract and visit plan.
- A condition check of each system opens the first visit.
Which Warehouse Records Does the Authority Ask For?
Dated service reports show that systems were maintained. They help with the DCD Istifa certificate. Landlords and insurers may ask for them too.
What Changes the Price?
- The floor area and number of units.
- The number of detectors, sprinklers, and extinguishers.
- Whether high rack sprinklers or pumps are installed.
- How often you want visits.
